Situated on the River Nene at Warmington, near Peterborough, Warmington Mill, an early 19th Century watermill owned by Elton Estates Co Ltd, was restored and converted for letting.

01. Warmington Watermill on the River Nene

The brief for the conversion work was compiled with the end user and tenant in mind which was to be Fired Earth Ltd. However, in the event of the termination of their lease after the 10 year period, the build can be converted easily for requirements of a future tenant.

The brief for Fired Earth was to maximise possible sales floor area which totals 313 square metres with associated staff, WC and storage facilities.

Car parking was provided for some 20 cars on the land to the south gable of the mill with pedestrian access to the mill via a new timber deck that spans from the car park over the mill race to the main entrance door situated between the mill races. Upon entering the building a gallery to the first floor provides a double height space top the main entrance and the upper two floors are accessible via a new oak staircase.

An internal fire escape staircase to the north gable of the building and a new external spiral staircase to the south gable of the building directly under the existing luccam, provide fire escape circulation. In order to maximise sales floor area, both mill races were built over with a suspended cast in-situ concrete floor and the existing oak queen post trusses to the second floor were modified by lifting the central section of the tie beam to make circulation possible.
